New office refurbishment at East India Dock

Refurbishing Anchorage House in London’s East India Dock has created a range of bespoke office space for thriving new businesses.

The 11-month programme by P&R Morson, worked to upgrade the multi-let office accommodation, located at the northern gateway to Canary Wharf.

As part of the massive £6m transformation programme, air terminal devices from expert manufacturers Waterloo Air Products plc were fitted.

Hament Patel, Senior Contracts manager at P&R Morson, said: “Working with Waterloo was very straight-forward.

“It took just over 12 weeks for architects to draw up new designs for the London refurb. The project was completed in one year.”

Anchorage House consists of ground and nine upper floors, configured around a central atrium with a bank of high speed passenger lifts at each end.

The refurbishment forms part of a wider transformation programme at London’s East India Dock.

The aim was to upgrade the office accommodation for small and start-up creative and tech business occupiers.

Hament said: “We were asked to upgrade six of the ten floors. Waterloo supplied all the grilles and diffusers. Most of the diffusers were fixed blade swirl diffusers in mill finish installed in the exposed ceiling.”

The popular mill finish gives architects the industrial styling they want, and can be used with exposed or feature ductwork.

“The project runs more smoothly if you keep the number of suppliers down to a minimum. That’s the way I like to work.

“Once the build is complete, it’s much easier to hand over all the contact information. And once I’ve found a product I like, I stick to it.

“I also think that the end product looks so much better when you have continuity. The installation of these products was very good.”

As well as air terminal devices from Waterloo Air Products plc, Anchorage House also received new central heating, domestic water services, new lighting and new power distribution.

“The project was completed last year and I was pleased with it,” said Hament. “It was what we call a Category A fit out which is the top level of refurbishment.

“We were asked to create large, open plan offices so new businesses could divide the space into smaller working areas.

“The overall look of the refurbishment was really impressive. I also think that the advanced air-distribution system will work perfectly when the large office spaces are partitioned off and used for different things.”

P&R Morson, based in the West Midlands, was founded in 1994 and is now a £18 million business. It continues to grow.

East India Dock in London, is made up of 600,000 sq ft of multi-let offices in one of the world’s leading financial districts. It sits adjacent to Westfield Stratford City and High Speed 1 rail link.
