Until CRL’s ten-year structural defects insurance products were recommended to Nordic Construction UK, the national developer and contractor had been paying over-the-odds for the same level policies that were attached to household name providers.

Nordic Construction UK has been using CRL’s structural defects insurance cover on all its major national projects for the last two years. Guilford-based Nordic Construction UK, established at the start of the UK economic recession in 2009, has continued to grow, achieving more than a seven-fold increase in turnover over the last few years, with a total project value of £44million to date. Its major projects include multi-storey residential and mixed-use developments across the UK, for clients in the student accommodation, residential, healthcare and commercial sectors, with plans to grow in the education sector.

Nordic’s challenge

Nordic, a new company starting out in 2009, had ambitious growth plans. At a time when the property industry was suffering considerably, Nordic knew it was essential to scrutinise all outgoing costs and keep up its values of high standards. Its insurance policies had to be comprehensive and exact, and quickly underwritten to prove Nordic’s security.

Nordic had to demonstrate unequivocally that it was a trustworthy and cost-effective contractor, delivering its clients’ schemes on time and within budget. Therefore, it had to be certain that its ten-year structural defects policies would not let them down.

In 2013, the developer won a significant £16million construction project to build a 339-bed mixed use student facility at Hope Street, Liverpool. Nordic was briefed to deliver the scheme in 18 months, by the end of Summer 2015. The project would be completed with fully-fitted kitchens and ensuite bathrooms, as well as communal facilities including a cafe, gym and restaurant and bar units.

To deliver this major scheme that would project the firm into the next stage of its growth, Nordic could afford no room for error. The need for a reliable and competitive insurance provider was crucial.

Why CRL?

Nordic’s project manager recommended CRL to the commercial manager, Mohammed Afzal. From previous experience, the project manager knew that CRL competed positively with the well-known providers. About CRL’s ten-year structural defects insurance product

CRL provided to Nordic its standard level cover, which offers an indexed policy to cover the property’s increasing value. Because CRL has one standard level of cover, it removes the complex administration and pricing headache from individual projects. Upon building completion (practical completion), the policy holder is the client.

CRL’s ten-year structural defects insurance is not averse to unusual buildings and materials, and is based upon individual circumstances.

The insurance products cover:

Structural Defects – indemnity against defects in design, workmanship, materials or components of the property for ten years after completion.

Road Bonds – Property developers and house builders can guarantee satisfactory delivery of roads and enable them to be adopted on completion by the contractor.

Building Control Expertise -Large construction, small extension, or property modification. CRL works with inspectors to ensure the safety of builders and end-users.

Developer insolvency cover – Guarding against situations that might risk a build’s completion and insurance against the insolvency of the property developer.

Results

Upon practical completion of the Liverpool project at the end of August 2015, CRL’s ten-year structural defects insurance cover will take effect and will be passed on to the tenants or owners of the apartments.

As a result of the competitive quotes and speed to deliver the warranty to cover structural defects, CRL is now Nordic’s number one choice of provider.
